Tenant in rent arrears

I have a tenant who is 10 months in rent arrears. She was happy to move in an inventory was completed. 1 month in an she called environmental health without informing me of any concerns. We happily carried out the work that environmental health asked us to do. As soon as these were completed there was more problems with the flat we now believe she is deliberately causing damage too refuse too pay. She is refusing me entry too the property. I also believe she is sub letting the rooms
Can she do this?.
How can I evict her from the property?
How can I get the thousands she owes in rent?

Issue a section 21 if possible or if not a section 8.  10 months arrears is 8 months longer than I would have waited to start proceedings.  To get outstanding rent, A. Ask for it B. Start a claim via scc or similar depending on amounts etc.

Tiff - you are being played by your Tenant. I guess you've realised that, way too late. Commence eviction proceedings via Section 21 if you are able. Judging by the way you write, you might find this challenging so consider professional help if you objectively think you might need it. You've left it way too late... but, thankfully, even if you signed a 12 month fixed term, the time should be appropriate for getting this Tenant out legally. Do that first, then worry about the money owing. Take back control. You are on the back foot. No-one waits 10 months. No-one keeps on a Tenant who calls in Environmental Health. They've had it in for you from the outset, you can see that now, right? I hope that you protected any deposit taken with an appropriate scheme?
