Hi all,

I am looking to either create, or find, a check list for things such as the following that need to be in place with all rentals.

Can anyone help me at all?

I had a list but have lost it, so i cant recall the correct terminology for it all

To include:

AST
EPC
Deposit Scheme documents?
Gas checks?

And relatively new i think - is to ensure smoke detectors are wired in?

All advice as always is greatly appreciated.

Hi EasyA

If I recall correctly, you were the guy who on impulse bought some houses with tenants last year.

Yep, it was you.

Did you keep the existing tenants?  Or do you have new ones now?

Just trying to understand the context of your request for a checklist of things that need to be in place.

Deposit 'things' PI, Cert, How to rent booklet

Confirmation smoke and CO2 are working on check in
Inventory and gubbins - meter readings etc

There's a good checklist at the start of the  government's template rental agreement.

What do you mean?

Why do you need context?

I have asked a question, some reasonable people have answered very kindly.

Yes i did purchase two houses on an impulse with tenants in. That is correct. Your point?

But i will give you the context you so desire.

The properties are good (after extensive work) - the tenants really are excellent in terms of finances -  i wish one of them would look after the home more. But alas, ive tried.

I had a list of everything required, from a previous post i cannot find, but i have lost it.

Anyway, the list has been resupplied below - so i can use that.

Would be good to have perhaps a documents section - or pinned thread on the matter actually - useful - im looking to create a pdf when i get time - which will help others like its helping me.

Cheers

Why do you need context?

1. Curiosity about how you are getting on. It was quite a big 'in at the deep end' venture.

2. Because what you need to supply depends on the nature of, and what exists from, the previous tenancy.
