Hi All!

Sorry more advice required!!

I have sent letters to 3 different tenants, asking to do a property inspection.

I went to all 3 properties and each tenant pretended that they were not in, I could hear them.  I have tried to get in touch with them all again, but had no response.

One of the tenants has also stopped paying rent.

Can anyone advise where I go from here?

Assuming your contract allows for it, give the required notice for access, and carry out the inspection without them.

This all sounds well dodgy... what is the context here, please? You might get one Tenant ignoring you, but if three are, then is there something wrong / off that you're doing? Have you jumped-in with size nines and started putting people's noses out of joint or something?

Ha I only have size 3's!!  Upset they are it seems!  The previous management never ever did property inspections, some of these tenants have been in the same property for over 10 years and did not understand the need for an inspection, I can see that!  After using my size 3's, I explained to them that this would also be an opportunity for them to discuss any issues they have, in such a nice nice way!

Tenancy Inspections have now been done!

The one that stopped paying rent, well he wants to leave anyway, a Section 21 has been served, so we are just waiting waiting, although I suspect we will need to go down the eviction route.  It's a shame really, if only he understood that you just don't get to stay in a property for free!
