SHORTER TENANCY AGREEMENT

 I  looked at your tenancy agreements  on here it does contain a lot of jargon which is fine / suitable for most landlords

My tenant ( S) to be would not be the tenants that would not  abuse the house etc.  plus they intend to stay for quite awhile( a few years)      .I have known the family for over 40 years we are close friends  and I know their  mom and dad also  would make sure  things run smooth .

I know  from others having tenant who you know does not always guarantee  things will not go wrong  but I wonder on your site is their  a shorter or less tenancy agreement I could use    and  as I an new landlord most likely  I intend to just stick to letting 1 house out  cause maybe over time it might not like being a landlord thank you  coffee

Never let to friends.

This is the best piece of advice I can ever give you.

You don't have to have a written tenancy at all.  A tenancy is created by taking money off someone for staying in your property.  As you are letting to a friend you may aswell go down this route just to make sure everything that could go wrong does.

Don't let to friends
Don't let to family
Don't let to anyone who you wouldn't really enjoy taking to court for messing you around and costing you money

Hi thanks for reply I agree with what you saying and normally I would not rent to a friend etc but the house was my parents house and I could not rent it out to a stranger IKnow it might sound daft to some but I feel renting it out to some one IKnow who will look after and take care of the House is worth alot to me
THey were rentiing another house for over a year and was paying £ 4 50 a month and it was more of a builing site than a home   they never missed their rent despite renting from a friend.
WHen the mother appoched me  and ask me if I could help the other owner and me discussed together and offered my house.

If you insist on renting to friends.


MAKE SURE YOU DO IT 100% by the book.

You must have
EPC
Electrical Check in last 5 years
Gas safety check
Protect deposit
Signed Tenancy Agreement.

If you are not going to do this, in all honesty you do deserve any problems you get.

Oh and just to be sure, from October 2015 you can now add to the list

Working Smoke Alarm
Working Carbon Monoxide Alarm

Oh and to cover yourself you want to undertake

Fire Safety Risk Assessment
Health and Safety Risk Assessment


Don't forget to get a special Landlords Insurance as well.

If they wern't friends you would HAVE to do this, if you are letting to friends, you should really WANT to do this.
