Damage to door and frame by tenant

hi again, following  on from my last post, can I ask your opinion please?  If a tenant finds a lock has jammed and she is in a bathroom should she
a) call an emergency locksmith (her husband was in the house) or
b) call  her dad to come and bash the door down and damage the door and the whole frame, original 1920s?

She sounds like the definitive high-maintenance tenant. If she's got time to wait for daddy to come and rescue her (Why not hubby? Maybe he was just enjoying the respite!) then she's got time to give her landlord a bell and explain the situation. It's not as if she was going to be desperate for the lavvy!

When does the fixed period of their tenancy end?

haha, you are right, my thoughts exactly.  It is only a 6 month tenancy too, so a bit p"d off with all the running back and forth.
As my first rental wanted it to go well too!

I would advise you to go through the clauses in your tenancy agreement.  If you are planning to take the costs of the work out of the deposit then a clause to back you up will be very beneficial.

My thoughts too, and I have since checked with a locksmith who said htey can get ANY lock off a door and could have been there within 20-30 mins. so not at all  happy she has ruined a vintage door and frame.
Contract says damages to be paid for, so I can see a bit of confict coming up over that.

ps to this post... I checked the damage and it was do-able and not too expensive.  As she has been such a good tenant and the lock was old, I just paid for it to be  replaced, as the door repaired.
I noticed a post from the guy who runs this site that it is worth swallowing a cost or two if t hey are good tenants.
