If I have no forms to evict tenant

Hi I am trying to evict my tenant I have served a 30 day notice  as that what was signed in the tenancy agreement but I have gave him two months but I don't have the any of the documents like the epc  certificate have protected tenant deposit as never paid a deposit and a how to rent guide at beginning of the tenancy as was helping some one out and did not realise you needed these how do I sort this out or what do I do many thanks simon

From what you have said @Cider, I would follow Inspector's advice.

Just a few of thoughts though:

1. If you never took a deposit, then the issue of whether it is protected and served the Prescribed Information is not relevant.

2. Notwithstanding that fact that you didn't supply a copy of the certificate to the tenant, does the property even have a valid EPC? If so, is it an A to E, or F/G ?

3. How long was the fixed term of the tenancy agreement for? And how long has the tenant been there?

4. What is the reason you wish to evict the tenant?

5. Do you believe the tenant might go quietly anyway (possibly if you offered them some financial help to do so), or do you think they plan to ignore your request and stay put?


You didn't give much information in your original post. An eviction specialist would want to know at least the above.
