I am a young new landlord and need advice about a licence to occupy

I have a lodger renting out my spare room, I gave her an excluded license agreement. This ended on the 7th July 2023 on the 28th July I gave her a months notice in writing to leave the property and she won't except it.  She says she is entitled to 3 months which is a typing error made by the estate agent on the license I can add a copy for anyone to verify. Any advice would be highly recommended as im young and not sure on the legalities.

Don't know what the licences are but do they say they're an excluded occupier? If so, they have very little rights, as per all lodgers.

But, I would suggest that if the document being used here clearly says "3 months" on it - and everyone agreed to that (and probably signed it) then it should stand - the typing error is not the Lodger's fault - that's actually on you (even though you're blaming the Estate Agent you have to review things and make sure they're what you want). Why should it not stand? Claiming something you don't like is a typing error could be a wonderful route to exiting obligations and responsibilities.
