could you give me some tip how to check tenant's background, especially students ?

Also, I would like to have some system to manage rents for me, which will notify tenants if they pay late etc.

Use a referencing agency / service... costs are reasonable (for whoever pays). Whether they're students or not should not matter, but the quality of information that comes back might be limited if they have been living at home with parents previously. If they're foreign students it might be even harder to get any useful information. Failing all that... consider a Guarantor... students usually have parents, parents usually suit.

The system you refer to is called "checking your bank account on the day rent is due".

I use Hippos system on rent due as well.

Failing that, writing it in a Diary, and ticking when paid can be good, it's like an App, but not.
