Hi All

I'm new here and been reading the blog and forum but cant find an answer about how people calculate what rent to charge. I will becoming a landlord in the next few months and as information is king, I wonder what people use to calculate the rent they will charge for their properties.

I understand firstly is to look at other properties and what rent are being charged by others. But what other ways do people calculate rent? Do you look at the LHA for the area? Any other things you use?

Any help and information much appreciated.

Check similar houses in same postcode area and decide whether you want to go higher or lower. LHA shouldn't have a bearing on what a property is worth on the rental market. It's unrelated.
