How much headache is sorting repairs for tenants to you?

Hi - I would like to gain an idea of how much landlords find organising the ongoing repairs to their properties a headache?  I find the process can be quite difficult in terms of communicating with the tenant and the tradesman to organise as well as ensuring you can remember all the things that need to be done on several properties.  Does anyone else find this?  Do you use any sort of technology to help with this?  A software package or app?

I'm afraid not... no technology, just organisation.

Also, if some whizzy probably Cloud-based subscription service existed, then I wouldn't make use of it. I have less than 10 properties and repairs do come along, but if the properties are in good nick anyway, then things should be manageable. Communicating can be tiresome... but the longer-term or more dependable Tenants can be left to their own devices sometimes... others will need hand-holding or any responsibility taken completely away from them.

If you have 50 properties I can see this would all be quite the nightmare.

I use one main handyman with friends who are electricians/plumbers etc.

He's great at liaising directly with tenants after they've called me.  Have to find someone you trust though.  Charges me £30 for a call out fee to have a look and advise who to send in next.

Well worth the money as I'm not going back and forward with different tradespeople.  He's a retired gent so often around to help out.
