How long for rent tribunal decision?

1 year contract ended 24th Jan 2024.  Section 13 notice of rent increase issued then.  New rent due 24th Feb 2024.  Tenants applied to rent tribunal challenging rent increase in Jan.

Tenants paid old rent in Feb 2024.  Wrote to remind them that rent increase takes effect 24th Feb but no response.

Any idea how long the rent tribunals take to make a decision?  Not sure if I can chase for difference yet.

Any advice much appreciated

Can't help with the question but because I'm super nosey, what was the previous amount and what's the increase?

Previous rent £2200.00 per month.  New rent £2900.00 per month.
4 bed house with garden, 2 sheds and 1 large summerhouse in NW7

First of all the Tenant would be shoot themselves in the foot if they paid the increased rent as it would be deemed as accepted, they should wait until the FTT has made their decision and put forward their reasons why not only is the rent increase excessive but was excessive in the first place.

So they should ignore your demand for the difference, when the Tribunal has heard your case if they determine the increase is acceptable then it applies from the date you increased it.

However, if they reduce the rent which they are entitled to do if the Tenant can show the market rent, the quality of the property, the loss of amenity and other aspects like attempts to force eviction etc, then the lower rent applies from that same February date.

The decision can take 3 to 6 months depending on how complex the case it.
