how can I make tenant move sofa and chairs been there over a year? polite requests not working. will environmental health get involved? can't be my responsibility?

Don't you have a timeout limit in your contract, after which you can dispose of them ?

You'd dispose of a ex-Tenant's 'belongings' after a certain time... not necessarily a current Tenant's belongings, in their garden. I think I read that into this...

Dumb question but why do you care?
You have let the house for the tenant to use.
So long as the tenant takes the furniture away at the end of the tenancy or pays you do it then no harm no foul.

You could point to your tenancy agreement and show them the bit where they have to keep the garden tidy.
You could simply evict the tenant using a s21

You could just leave it alone...ahem.

OH sorry. Misread that post.

I assumed the tenant's contract had ended and they had left furniture in the garden.

If the tenant is still in residence, and there are no clauses in the contract about having furniture in the garden, then it is none of your business. As long as the garden is returned to its original state when the contract ends, that about as much as you can ask for.  It is their "home" not yours :-)

I only care because the (now sacked) agent didn't get a bond and if she doesn't shift it before she moves out then that's another expense out of my pocket and more hassle I can do without.

But I'm afraid there is little you can do about it.
