Sitting Tenants

Hi All,
In need of some of your fab advice 😊
I'm currently in the process of buying a property that has sitting teneats in from the last eight years.
Seller has stated they have always paid on time but can sometimes go ahead with decrating etc without consulting first.
The problems I'm encountering are since I've made myself known to the tenants they have listed problems that didn't seem to be a issue until now, all windows are very  drafty, in need of a new back door and the oven isn't working efficiently as it should be.
I've spoken to the seller regarding these, but told me none of these have ever being reported to her.
The back door is a plain wooden one that could do with a up to date upvc one, I've said as soon as the sale is completed I'll send a window fitter round to check the windows, and replace the door really for security reasons, but my question is regarding the oven. Am I in my right not to buy another oven?
The seller has stated she put the oven in, all the other applicances belongs to the tenant. I did originally tell the tenant she can keep the oven but if it needed repairing in the future she would have to or if she wanted to buy another she could but it would have to fit within the kitchen fittings. am I in my rights?

The outgoing Landlord put the oven in. Unless there were special conditions agreed that appliance falls under the repairing obligations of the Landlord. You, as incoming Landlord, step into the shoes of the outgoing Landlord. That appliance comes under your repairing obligations, unless special conditions are agreed.
