Hello,

Does anyone have experience of HMOs who could kindly advise on:

A) finding a good management solution when living far away (properties in london, I manage from a distance which was fine when I wasn't hours away and not a parent -  past experience suggests there are no decent agents who will manage an HMO properly in london);

B) finding reliable contractors in SE london;

C) selling an HMO with tenants in situ to reputable company / individual  who would look after tenants but also consider a fair price for the property vs waiting fo sell with vacant possession;

D) fair usage clauses in respect of utilities (we pay all utilities and haven't increased some rents in years) and whether any way of enforcing them if energy usage and costs continue to increase. I suspect doubtful when tenants share kitchen / some bathrooms and each tenant has individual tenancy. No way of apportioning actual usage of each individual tenant.

I'm aware thats a lot of fairly disparate questions and not much background. I tend to over share, so trying to learn the art of brevity.

If nothing else, thanks  for this blog, makes me feel less of an alien trying to infiltrate the human species. I don't have much contact with other landlords (and no HMO landlords). Thanks to anyone who takes the time to reply. Any advice welcome. Even a virtual punch in the nose. Preparing for tumbleweed moments, as with every time I send a misjudged WhatsApp to try to inject humour into chats that don't request it!

You seem to want to keep it or potentially sell it.  Not that I know much about them but maybe a rent to rent scheme/company may be a halfway house solution for you?
