How safe are long term tenants?

We have let our house for 10 years now, and have had various tenants.  We have had a family in our house for the last four years, renewing the contract every year.  They  are good tenants, that keep the property well, apart from the rent being paid to us 5 days after when it is due most months, but not sure whether that is the agents, or them, as the agents seem to think it takes them 3 days to transfer the money over to us.  (That apart)  We are nearing the renewal time, and we are a little worried that if we continually renew with this family they will have tenancy rights over our property.  Can any one clarify this?

Long-term Tenants who look after your property and pay their rent on time (which it seems they do) do not get any rights over your property and should be cherished.

They have tenancy right now, as set out in law.  Renting a house from someone is not like tending land for so many years where you reach a point and can then claim it as your own.

You don't need to keep renewing AST's either, the tenancy can just go onto periodic.

Good point. Question - are the Agents suggesting you renew on an annual basis? Is there a charge for this renewal, either to you or the Tenants or both?
