Hi

Would it work to have a hints and tips section with contributions by readers, etc, etc, experienced landlords and tradesmen on repairing
simple things that go wrong. So many things seem to be modular or quite easy to fix - if you only knew the trick to do it.

What do you think?

Problem:   Tenant has issue of oven not working and tripping house electrics

Instead of replacing the oven under the counter. Stop and think first! Don't just replace as you may be able to either-
1, replace the element
2, replace the oven by yourself
saves £££s

The issue reported by Scalar is very very common, basically the heating element is delaminating and causing the shortcircuit that cause the electrics to trip.

So for those on this forum clearly adept with a screwdriver you could go one step further... once the oven is removed from the carcass, undo the four screws holding the back housing, locate the element (there really isnt much in the oven itself) a short tug will unplug it, replace it with a new element....if you know the model of the oven you buy a replacement and have it delivered to you for £15-20 - there are several internet sites that sell spare parts.
A new basic level oven is about £130 so for another 5 minutes work you can save over £100...

I used to replace the oven until I worked it out...

[one final tip if replacing the oven (or element) doesnt work then it is possible the internal wall cable to the oven might be damaged - happened to me once]

Installation' of a new electric under the worktop oven is, open oven door, unscrew a couple of screws that hold it in the carcass, slide oven out, undo 3 wires, remove old oven, wire 3 wires to new oven, slide it in exactly the same sized carcass, reinstall a couple of screws and done...

Grout cleaning.

Bought this for home the other day, thought it was some spot treatment for disclosured grout but basically it's easy applied and removed grout in a tube.  Amazing stuff and has rejuvenated my bathrooms and kitchen.

tumble dryer  can here motor  running but drum not going round .
quick check on you tube how to replace belt , belt cost £16.99  from e spares
it was their YouTube video that I saw easy fix once watched 

so always check out YouTube for how to fix things

I discovered chalk- based paint last year,and used it to great effect to revamp my own kitchen cupboards,then lots of other things.It is very forgiving,you can use it on metal,wood,mdf etc.There is a wax you apply to give a tough surface.I have just done the very dated built-in wardrobes and bookshelves in a rental,and the transformation is amazing.Not sure if this counts as advertising,but the brand I use is Annie Sloan.
