Hello everyone,
I am selling my house and served notice 21 to my tenants.
Few days ago I found buyer willing to buy property with sitting tenants.
How can I revoke section 21?

There's nothing to revoke. Section 21 is merely a notice to enable the landlord to go to court afterwards (for a limited duration of time). It doesn't end a tenancy on its own.

Just let the tenant knows you no longer intend to evict because etc.

Agree with KTC - however, do note that:

a) your willing buyer could pull out at any time prior to exchange of contracts.

b) you tenants may choose to go anyway, and if they do might the buyer reconsider or change their offer?
