How will taking a Deposit ensure the house is not messed-up? They seem entirely unrelated things.

Beware the Deposit limitations recently introduced.

Much better to agree, an email should / could do, that a reasonable portion of the existing Deposit is reserved for professional cleaning. Tenants with pets tend to stay longer. Happy days.

Seems, to me, you have good Tenants who've asked you before they've done anything.

I would not get too hung up on the possible damage.One cat is unlikely to do anything that can't be put right with some carpet shampoo.Sounds like they are settling in a home-lovely!
