Extra occupants in the property

We have just rented out a 3 bed semi to 2 tenants ( from May ). We have been told by neighbours that there are between 7 and 9 people actually living in the property. There are also 2 dogs despite us saying no pets. Does anyone have any ideas on what we should do next? We let via a letting agent who have done a first inspection but found no evidence as 4 of the occupants and their 2 dogs went away for 4 weeks. They are all back now.

Hmmm

Tough call.

1. Try and control the urge to micro manage your property
2. Ask the Agent to re-inspect.
3. It is possible for 9 people and two dogs to live in a house without causing damage.
4. Speak to the local housing officer about your concerns of overcrowding, they could help if this is an issue.

It's too many really, yes....

Thanks for you comments - I wish I just didn't know! Hopefully they won't cause any damage - the kitchen and carpets were brand new and the house was completely redecorated. Obviously 9 people will cause more wear and tear than 2. I am also concerned that the insurance on the property is invalid as there are at least 3 different couples. The house is clearly overcrowded and I'm concerned that we could be in trouble for that. Also none of the extra occupants have been checked. There is also a boy living there ( about 13 or 14 ) - it cannot be very good for him. I will take your advice and speak to the local housing officer at the council.
