AST to Periodic Tenancy - ADVICE PLEASE

My current tenant is on an AST which runs out at the end of May.  She is unable to commit to another 6 mths contract so I am considering letting her stay on with a periodic tenancy.

Can anyone please advise on how I administer the new periodic tenancy?   Presumably the terms of the initial AST will remain however give that I am prepared to allow her to stay on for a couple of extra months, how do I put this in writing to make it a legal document and can I do this myself or would it need to be drawn up by a legal body?  Please advise if you are in the know.

Also, can anyone recommend a rentguard protection insurance company who can offer cover from month to month?  My current provider will only offer 6 or 12 mths policies which is not what I am currently after given that I will be changing to a periodic tenancy.
