This is my first year as a landlord, so please forgive me if this is an ignorant question and something that I should know.

On my monthly statements there was a charge that was carried over every month, and the accountant filling in my tax return for me asked me 2 weeks ago what it was. The agent said that "The £84 was used to pay for your income and expenditure report which is chargeable at £84." To the best of my knowledge, I never asked for this document (which spookily enough I received in the post today) and it is totally redundant as the accountant has already completed the tax return without it. It may seem a small amount of money but I already pay a 10% fee which I thought covered statements etc. Has anyone else come across something like this, and do you think I can ask for the agent to credit my account?

I'm looking through my agreement with the agent but can't see a mention of this charge.
