Hi there!

I am a landlady who would like to rely on the following break clause within the fixed term AST that I have signed with my current tenants:-

"Either party may bring the tenancy to an end before the expiry of the Term (but not earlier than
nine months from the commencement date of this Agreement) by giving the other not less than
                                           two month's notice in writing".

I don't think I fall within section 21 or section 8 notice requirements. So what notice (prescribed form) should I use?

I've e-mailed them a section 21 Notice but, depending on your advice, I may or may not need to withdraw it - please let me know what is best.

My apologies, I don't mean to be abrupt, but today is the last day for serving the notice if I am to fall within the 2-month notice period so a quick reply is of the essence.

Thank you kindly,

BB
