How do you work out the rent with DSS

Hello

New to forum and being a ladlady

have put my house for rent since March and have a DSS (paid by Bradford City Council)

I am getting very confused and conflicting information from the Council and the tennant regarding why I am not getting my rent or why I do not receive my rent on time.

I have a few questions to help me understand how Bradford City council works

1. Does the council pay up front ?

2. if the tenant moved in on the 28th of the Month, does this mean i don't get paid for the that Month

3. Do the council pay the Bond/Deposit.

Would really like a response as i get a different response everytime i ring the council.

Hi majidf

In my (limited) experience :
1 - No, in arrears
2 - You should be paid for each day.  So you'll get 4 days of one month's rent for March (i.e. 4 / 31 x £pcm amount)
3 - Not sure but feels very unlikely.

Councils pay in arrears, every 4 weeks.

Not sure about the deposit. I'm aware they operate schemes but have not dealt with one to know the details.

I'm not totally sure either, but I have a tenant who now receives housing benefit.  Despite signing a Tenancy Contract that says he should pay rent on or before the 1st of every month, he appears to pay it when he feels like it.  He is paid by the council fortnightly and when I asked the council to pay me directly, they said no as he had been paying rent, was not incapicitated and could use his housing benefit as he wished!
