Hi, I am as it says a first time landlord.  I have recently conducted a final inspection of my preperty and signed off the inspection and was ready to return the deposite to the tenant.  However, two days later when in the the precess of cleaning property I found a sever damage to a carpet was concealed under three door mats.  I signed the inspection as being satisfactory in GOOD FAITH.  The Tenant now says that I signed the inspection and that he wants his deposite or will accuse me of harassing him and being in breach of promise.

What is my legal position here?  I would be most grateful for your help
