Hi newby here,

A little advise please. We have let out our house for the last 6 years to the same tenants. We are using an agent but don't feel they are that helpful.

Since moving in the tenants have needed repairs to cooker 3 times finally needing to be replaced in December last year. This was supplied and fitted by someone the agents deal with. This cooker is now pulling out of its space every time the door is opened. That company are saying they require a call out fee to re secure the cooker. Am I wrong in believing either it was fitted badly in which case they should fix it or ( more likely) the tenant has yanked on the oven door to harshly and done the damage. In which case why should we pay for it.

Also they think we should provide a new charcoal filter for the extractor in the kitchen, really?

They have according to the fitters of the carpet that it has been cleaned to death and as such delaminated it at the joint between the lounge/ dining room. Shouldn't a reasonable quality carpet last longer than that? The want us to replace it with wood!

This house was completely refurbished and has only been used by them, so far we have replaced the cooker, fridge/freezer and had to replace the rubber seal on the washing machine. It took us 2 years to get them to replace the bath that she supposedly put her elbow through.

Oh and 1 last thing they want to redecorate, are we expected to supply the paint?
