Hi. My tenancy agreement with my tenants is about to end. My letting agent has given me terrible service and I want to do it myself as I have gained the experience over the last 4 or 5 years of letting my property. The present tenants wish to stay. That's great as far as I'm concerned as they are great tenants. Can I keep the tenants without any legal redress from my letting agents who found the tenants for me 12 months ago?

You very much need to read the Terms of Business you signed with the Letting Agent. The devil will be in the detail.

It's quite likely that they may try to impose a penalty of some kind if you retain the Tenants they found for you, but without taking their services. After all that, it really could depend on who's willing to push it the farthest... if you just dispense with their services and they threaten to sue, based on your signing their Terms of Business, you need to assess how likely it all is.
