New to letting

Having just re- decorated a trashed,filthy property from my first tenants   >:( Ive now got what seems like a 'normal' lady in there ..... problem is, although I go through a letting agent I do most of it myself, but shes complaining she cant plumb her washing machine in,and the letting agent has asked for me to pay a plumber to go round and look ..... surely Im NOT obliged to pay for this myself?? My Plumber explained to her while he was there what to do,while he was servicing the boiler,so I felt Id do my bit so it were?? AM I wrong in thinking this?

I'd say if it is her washing machine, it's her responsibility. Wtf is the letting agency telling you to sort it out? Try telling the agency that they are contracted by YOU to manage the property, probably getting £100 per month and remind them it is their responsibility to earn their money.!! Too many bad letting agents out there! Grrrr

I agree with Ciaraboo, on both accounts!! Firstly, it's not your responsibility if it's HER washing machine.

Secondly, why are you using a letting agent if you do most of the work yourself? You could probably do without and save a lot of money. That's exactly why I stopped using letting agents.

I have to say the letting agent is piss poor at best ....however I dont want someone ringing me at 3am saying the toilets overflowing, so for £60ish pound a month Id rather oversee the management but have the legal side sorted by them, does that make sense?

Thanks for the replies,it has transpired the old tenant cut the connection pipe too short so it needed preplacing,would fit most washing machines but not hers,Ive agreed to pay halves :-s

A final comment Sam. If your property is well maintained (by that I mean you make sure the plumbing electrics etc are in good order) then there is a very very slight little teeny weeeny chance the toilet will overflow. £60 a month is £720 a year!! I know I'd prefer it to be in my arse pocket.
