Rent arrears

Hi,
Need some advice please. I have tenants who are refusing to pay their rent for this month, using various excuses such as bank has yet to transfer the payment (payment should have been made last Friday, it is now Thursday),  they don't get communication from me anyway etc etc.... I feel as if they are fobbing me off but don't want to seem as if I am harassing them. I have sent letters, emails, text messages and also arranged to go to the house next week. I just want to find out if anyone knows of what i can do next to get the rent arrears and anything I can do to avoid this happening again next month. Thanks

Ive are they dss tenants? I have just evicted dss tenant very unpleasant guy the knew the system and theirs nothing you can do abt it

Start eviction proceedings and be prepared for it to take 9 months during which time you will not receiver any rent.
Hope you have enough funds to pay the mortgage or you will be repossessed and possibly bankrupted.
Use RGI next time

Hi,
I have dss tenant myself and she in arrears. I heard that if it is more than 8 weeks council actually could transfer the rent to landlord's account. It is more question than answer so please correct me if I am wrong. Thanks

ye this is right, If the tenant doesn't pay any rent for 8 weeks you have the right to call the council up and request what's called a "safe guard" request, which basically means that the tenant can not be trusted with the money going into there account . we do this with every tenant we have, it conditional as part of our agreement before we sign anyone up. its a good rule to have
