Notice to not renew tenancy agreement due to poor maintenance

I have recently purchased a property which had tenants in situ and always stated that we would honour their current contract. This agreements comes to an end in November and as the property has been seriously neglected with very little to no maintenance performed I do not want to go in to another agreement with them.
Where do I stand with giving them notice that I do not wish to renew their agreement? I am conscious that they have small children so obviously I will give as much notice as possible (i.e. today) however I would like to know where I stand legally.

You can issue a section 21 (no fault) notice to quit.  Go to the main website here and read up all about it, the answer is a lot more comprehensive than I can write here.  Maintenance should have been performed by the Landlord though not the T, seems a bit unfair kicking them out with children if they are paying rent and it's not their fault.

I'm talking about maintenance in terms of general cleaning, not painting and decorating.

You could also openly discuss the situation with them and find out whether they'd be prepared to 'change their ways' to satisfy you better. A bird in the hand...
