Gas fire replacement - is this tax deductible?

This is my first time posting to this site, but I have used this site many times before for advice and found it helpful.

The problem I have is that the exsisting gas fire in the property has failed and basically been condemned as unsafe - it's checked each year and haven't had a problem with it. As it is the secondary heat source in the living room in addition to a electric radiator mounted on the wall. The tenants wish to have a new one refitted, as opposed to having a electric fire put in its place. I was against fitting a electric one anyway despite the letting agent recommended this as the cheapest option.

The tenants have let the property continually for the past 6 years without issues from them, so I would like to keep them happy and replace the gas fire with a similar one.

The question that I was hoping to get a answer from was am I am able to offset the cost of replacing the gas fire against my rental income for the tax year? As I have looked at HMRC and can't get a clear answer on this.

Any help would be greatly appreciated.

It should be fine: you're just replacing a defunct gas fire with a working one. It's just the same as changing a light bulb.
