Hello and thanks for the ad.
We served a s21 to expire on sept2nd. No contact from tenant since. Have sent letter via solicitor about on going legal issues.
Did a drive past house today. Looks empty. Will do same tonight to see if lights on.
Will phone local housing benefit offices tomorrow to see if her claim has been transferred to another address thus indicating she has left.
If this is so can we get the locks changed legally?

Serve 24 hours notice of inspection (or as per contract), then per the notice turn up (with a friend for witness) knock on doors, if no answer enter for inspection. If it's actually empty, you'll be okay assuming they have left and retake possession. If it looks occupied still, leave.
