Fully, Partly or Non Furnished?

Hi everyone,

Just a quick question regarding letting property.  I was wondering if a fully furnished property should include crockery, vacuum cleaner, ironing board etc?  And if they break during a tenancy, am I obligated to replace or can I just opt not to replace?

Also, what are your thoughts on renting fully, partly or non furnished?  Would prefer to go the partly or non-furnished route for less hassle in case anything breaks, but then can I ask for the same rent as if it were fully furnished?

 im a new landlord , have gone with unfurnished,
due to fire regs on sofas ect ,and if its not there they cant break it !   ;)
