I have four young professionals renting my property currently, due to the comings and goings over the last few years none of the current tenants were sourced by the agents.

At this point the agents haven't done anything to earn the renewal money they're asking for so I'm reluctant to pay their 6% fee (not to mention they are now charging the tenants £180 for renewal administration fees).

Do I have a way out?

As ever, the devil is in the detail. What does your agreement with the agents say?

However, generally (and I can't imagine it would work any other way), the agent is contracted to the tenant, NOT the actual property. So it would be difficult to justify the renewal fee, because you're not actually renewing anything.
