Bills included pros and cons

We students landlords of 15 years. Our students now suddenly wish for bills included.

1. Is it worth using sites like billing better though I can't get a cost out of them without booking a sales talk which puts me off from the start. Are these companies worth their commission and what is their ball park percentage?

2. How do you stop over useage by the students?

3. Any examples of a clause to add to the contract?

I can imagine why, given the changes in energy costs over the last few years. I'd start by pointing out to the tenants that in order to protect yourself from the risk of these costs suddenly increasing, their rent would have to be able to be increased if that happened. And, as you're not allowed to make money from reselling energy, the basic rental would also have to be increased.

Or a simple "no".

I can't imagine why you would agree to this, it sounds like a recipe for disaster.

You're overthinking if you do anything else... including creating an entry on a Landlord forum.
