My first BTL completes on Wednesday. I've tried to get landlord insurance but they won't do this without a tenant in place.

Anybody recommend a way round this.

Do I need to get regular building insurance first? If so does anyone know who sells this on a monthly basis. I can then transfer to a landlord policy when I get my first tenant in.

Any help appreciated.

You need a specialist insurer, try Prescott Jones in Swansea for a first off.  I find them great, been with them for years.

You cant get any insurance for any unoccupied premises, well you can, but its either expensive or limited cover.

I would use your local broker, its not something for the tinterweb.
