Hi I'm a landlady ,

New at all this !!
Tenant left house in a disgusting state and rubbish of over 20 bin bags household rubbish and other crap !!! damaged house and left in a awful state
how do i stand 

basically without a leg to stand on..... this has happened to me countless times, once they even smashed every window in the house. I feel for you and without good support from my family I would be in big trouble. I hope your repairs/rubbish removal didn't cost too much 

what do you mean about debt??

if you are a landlord you will have to get used to this i'm afraid. its part of the bullshit we have to put up with.
