I am a newbie landlord who wants to manage the property directly, as it is local.

I am thinking of taking a care package for boiler issues and central heating. Is there anyone else apart from BT?

Get the one that includes the Gas Cert, get one where you pay an excess.

For BTL when I looked in August Homeserve had the best deal. £17 a month all in with a £99 excess. This covers emergencies with Electric and Plumbing too.
