adding wife to tenancy?

Hello,

Any thoughts or advice would be appreciated for the below....

Although my tenant has been married for a while, the tenancy agreement has just been in his name. He has now got in touch to ask if his wife can be put on the tenancy agreement as a joint tenant. I've never had to do a joint tenancy agreement before (I'm quite new to the letting world!) so I'm not sure how simple/difficut this is. I understand that they would be both liable for rent etc, but what happens if they ever separate? does the agreement come to an end or as long as one person keeps the terms does it keep going?  if this is the case, should I view her as I would a new tenant and go through a credit check etc?

In addition, I'm not sure if she works. if not, does this affect things because in theory she wouldnt be able to pay the rent?

The property was on a 6 month tenancy but this has now become a periodic tenancy. Do I need to start a new tenancy agreement or can I add it to the existing one?

sorry for all the questions, thought I had my head round things and then this crops up!!

You would need to do a new one.

This would start the 6 months again.

If this is an issue say no, if it's not say yes.

Given that the wife is just additional security it is irrelevant for checks etc really.

what happens with the tenancy agreement if they ever broke up?

It's like having an agreement with each of them personally, so your actions are either joint or against either of them in full.

To many what if's..... make Jill have a headache.
