Fire risk assessment

Hello - I am in the process of buying a leasehold flat in a converted block of 5 flats which I am hoping to rent out.  The building has a fire alarm system and is serviced regularly.  There is no fire risk assessment in place and the seller has told me he is not prepared to obtain one.
Am I right in thinking that if the tenants were injured in a fire without a fire risk assessment the landlord would be prosecuted.
I hadn't even heard of this until rental agents I spoke to suggested I make sure there is one in place.
I would be grateful for any advice.  Thanks.

You could get one done for £100, or do it yourself.

The building owner will have one which includes periodic checks of call points and emergency lights.

If you want it, get your conveyancing solicitor to make sure you get one.

Hi Janice
I'm new to this web site (came across it accidentally thankfully). Not wanting to add to your worries but if the property you are taking over has any communal areas e.g. Stairs, entrance lobby etc you are also required to have an asbestos survey of these areas. The seller should have one in place, by law, under The Control of Asbestos Regulations 2012 (CAR 2012) If you are prepared to have this undertaken yourself, you only need a Management Asbestos Survey. If you are going to refurbish these areas you still need a management survey but then an additional refurbishment survey to cover the areas you intend to work on.
