I need help as I don't know what to do
I rented a property to a tenant on 22 April 13. He was claiming house benefits dds. I did a short term tenancy agreement with him. The rent was 400 pcm and 400 bond. The tenant moved in but never gave me the bond as he said he will give it to me next week. I stupid trusted him and wrote 400 on the tenancy agreement. I count get it protected because I did not have the money.

The house have paid me 750 but I am still owed 250. The housing wrote to the tenant on 18 July as for further information regarding proof of income. The tenant has not replied to the letter and his claim has been suspended.

I went around the house to see the tenant and see what's going on. To my surprise a lady opened the door and said the tenant has gone back home to his country as mother ill.  This lady has a kid with the tenant but should not be living together under the agreement. My concern is not getting my rent and people are living at the house. I want to evict them PLEASE HELP I AM STUCK AND NEW TO LETTING BUSINESS

Who is your tenant?

If your tenant has disappeared and someone else is in there ring a bailiff

If there is a tenant in occupation not paying rent you'll have to get a court order for possession.  If its 8 weeks arrears, serve s8 notice.  8 weeks arrears at date of notice and 8 weeks arrears at date of hearing then court MUST order possession.

There is more to it.  If you don't know what you are doing get specialist advice.  Or it will end up costing you more.
