Hi Everyone.I am sadly selling my rental property as need the cash to pay for husbands care.  I have had model tenants who are now on a rolling contract after their AST finished.  They were sad but understanding and have started flat hunting.  I have told them it will take about 4 months to complete the selling process and they are actively looking now.  My question is Do I need to issue a Section 21 notice?  The chances are they will find somewhere sooner rather than later also I was going to just send an email when I think I am about 2 months off the actual sale.  Any thoughts on this please.  Issuing a section 21 notice sounds quite aggressive when we have always had a very harmonious relationship.

I do understand, really I do.However, there have been numerous posts on here over the years where good tenants have changed in such circumstances. If they can't find something in the right price range,if they feel pressured, such things do not bring out the best in many people.Issue 21,and tell them you are legally obliged to do so if you want to soften the blow. You must act in your own best interests.Good luck .

Thanks - I thought that would probably be the answer - many thanks.  Yes even lovely people put into a tight corner can behave differently.
