As the title says the tenant has moved out but hasn't returned the keys. there is still some of her belonging in the house (a kettle and some earphones were all I could see)
I've tried calling and sent letters but still can't get in touch.
Now today I have received a letter from British Gas saying that the tenant has informed them she has moved out and the gas and electricity accounts are now my responsibility.
Does this now mean I can enter the property and change the locks without fear of being sued for unlawful eviction ?

Was it the end of an AST or did you go for eviction?

The AST ran out begining of June.
I received a text message saying she would be moving out but havn't heard from her since despite numerous calls

If you are paying the council tax too, then fill your boots!
