my fabulous tenant got himself a girlfriend - she wanted to move in. he did have reservations but went for it- let her and son and dog (which I wasnt keen on) move in and  both now on the tenancy - have been for 6 months out of a 12 month agreement. had a domestic and she has told him to get out and 'its her  and her sons house'.  he went out to work and she wont let him back in,. he wants his house back and to return to as it was without her. which would suit me  as I know hes a decent bloke and I feel really sorry for him. I  dont know her from Adam - but I know I really want him to be able to continue to be my tenant . he pays the rent and  improved the place, told me he never wants to leave not that long ago - fair to say he loves living there, loves how he has improved it to suit himself and  is totally gutted.  Any advice please?

Unfortunately there's not a lot you can do as landlord in this situation, unless there's a break clause in the contract that you can exercise. Unless she does something to warrant a Section 8 eviction, you'll just have to wait until the end of the fixed term and leave them to it in the meantime.
