F***ing Bad Tenant

I managed to evict my tenant today, has taken 8 months to get her out; I say evict the bailiffe  arrived today at 10 and she had gone; stolen my fridge/freezer and washer/dryer both new when she moved in (should I report to old bill?). Also filthy with dirt and damage and smoke ridden.. any ideas how i can remove the yellow nicotine sticky stuff?

I am also owed £3000 in back rent etc etc; it seems I have no chance of recovering any of this?

I called her employer who gave her a reference, he had to sack her a month a go as fingers in the till, surely he should have called the cops!

Holy shit, annoying!

I would call the police regarding the stolen property. Definitely.
Recovering rent arrears is tough; it's what's wrong with the legal system. Even if you take her to court, she'll probably say she can only afford to repay £5 per month, and that's how much she'll probably end up paying. What's the bloody point?

Didn't she have a Guarantor?

Yes, we will go to the Police.  We just cannot find her; considering a PI; can anyone recommend one in Croydon area.

Ya! For sure she will never going to pay you the rent. You must have to call the cops. For stolen property.

Yes, I did go to the Police (Croydon), gave them lots of info.. they called me today saying they had spoken with the tenant (refused to give contact details); and that as they / I could not prove the tenant had stolen the stuff (and she would have disposed of it by now!

Any ideas, can I take 'this' further? :'(

I think it is difficult.
Getting rid of tenant is difficult.

Some of the tenants are really nice, its only that few like the lady you mentioned make it hard for others. And I think next time you should definitely going to ask for a guarantor. But I think best advice would be to let go of bad memories. And start afresh, just be a little more careful.

Update.. when I advised the Water Co. she had been evicted, they asked if I had a leak at the property as in the 5-6 months 400% more water than usual had been used at the property; then I recalled that her profession, amounst, was hairdressing! As the bill was about £800 the water Co. insisted I send them a copy of the tenancy agreement and Court eviction papers; to prove her residence dates.

Also, while I was at the property, tidying up, a debt collector called looking for her; seems she had also ripped-off three other landlords over 2 years.

Tip; always ensure you advise the utility companies/council tax bods of incoming/outgoing tenants (I know letting agents say they will do this) but if they don't the landlord is liable.

Hey sgrahams,

I actually had the EXACT same issue, but regarding the electricity bill. Thankfully the tenant was completely liable because she was the legal resident at the property!!!
