Hi everyone,

I have been doing research on the average cost of maintenance and repairs for landlords and I am curious about how much of that is avoidable. It strikes me that a fair portion of it could be avoidable if tenants were to be more proactive in preventative upkeep but understandably they are not incentivised to do so.

I am a landlord and I'm working with some others on research to develop a scheme that helps reduce the cost of maintenance and repairs for private landlords. We have built the technology where landlords can enrol their tenants into a scheme where they earn "Rentcentive points" for carrying out valuable activities to maintain the property. We're focusing on the USA but as the Brit in the team I am keen to get a UK perspective also and make it available here. We are in discussion with commercial partners like coffee chains, video on demand services, cleaning companies who would provide rewards to your tenants. If you think of the Vitality health insurance experience, its a similar concept for renters. They would clean the filter on the tumble dryer, upload a photo to our system that automatically checks it has been done, then awards them some points. Key to it being useful is the quality of the commercial partners, which we have secured,and understanding what tenants could do to reduce your maintenance and expense costs. I would be so grateful if you can share your perspectives of whether you see value in this concept and if there are particular problems that tenants could help avoid?
