Exchange of Contracts - advertising!

Hi,

We have exchanged contracts on a B2L. Can we start advertising now & find tenants or do we have to wait until Completion? What does the law says?

How can Tenants view the place, you don't have keys or access. It's not the law, is it?

I suggest that you get your ducks in a row first.

Complete, and double check what work you will need done before advertising (even if the property is perfect, you may still need to organise a landlords gas certificate, legionnaires disease risk assessment etc etc etc). You might start advertising as soon as you have the property but it will buy you some time when you are in possession of the facts.

Last year I thought I had my property sorted and had started viewings when I discovered I had rats nesting in the loft! Thanks goodness I pulled the ad. It delayed rental income by a month, but I would have been liable for the costs of putting up my tenants elsewhere if I hadn't.
