Hi, looking for some advice please.  My tenants have left the property and apart from removing all the shrubs from the garden apart from bramble and the holly tree, they ripped the vinyl.   I have replaced the vinyl, which they have acknowledged they have damaged and cut, from the same company for a cost of £530 but they are refusing to pay for this.  The money is being held in a TDS and Im looking at making a claim.  However, the TDS is mentioning about a video inventory.  Now I have paid for this and have the email stating this and a further email from the company saying they no longer have this and have given me a refund.  They said they will make a claim for me for a cost of £15 per hour but i think they have an obligation to me.

Can anyone help please and advise whether to do the claim myself or get a company to do it?
