Hi all, new to this forum.

An experienced landlord who (long story, really don't want to go there) has found himself with a domestic rental property with an F rating. All of my properties in good order with the correct certs done and boxes ticked.

I have seen the consequences for letting with this property and want to have this amended ASAP. I have varying routes to go, from new GCH, to electric radiators, insulation etc.

Tenant, does not want the upgrades done, albeit that will not excuse the situation. I have also read about exemptions, of which I feel I could get heating quotes that would go over 3.5k as there are radiators and pipes to install, disrupting and meaning the removal of one side of the kitchen too.

To be fair I would do the upgrade, my tenant is really hard work and is trying to avoid the GCH company turning up.

My question is, has anyone been in the same situation and would you go the route of asking for the 5 year exemption (baring in mind my tenant abhorrent dislike of having GCH fitted).

Any other advice or shared experiences. Any valid put off reference Covid, that would give me more time.

"Tenant refusing consent to any relevant energy efficiency improvement being made" is an exemption.

Get the refusal in writing for evidence, register the exemption, and you're fine until the tenant leaves.

Hi, thanks for your prompt response, by chance is there some reference to what you are saying that I can use as back up? I am certain they would actually be very happy to do that.
