Firstly I want to express my gratitude to the excellent information contained in the recent blog contained on this site. However before I pick up the blower to my electrician I want to pick your brains.

I let my property out in October 2017 on a 6 month AST. Before the tenants moved in the house had a full rewire and I received a comprehensive Electrical Installation Certificate (EIC): this is a 5 page document which clearly demonstrates the detail of the testing of the circuits following the rewire, and is valid for no more than 10 years (but obviously the Requirements of the new legislation will userp that - will get another inspection done within 5 years). Also I understand that as the tenancy is an AST (fixed term finishing a couple of years ago) and not contractual, the tenants will require an electrical report no later than 1st July this year - in accordance with the latest legislation.

However do I actually need to do this given that I have a current EIC, or must I arrange for another inspection for an EICR (Electrical Installation Conditioning Report) certificate (which seems a little counterintuitive as I have evidence of satisfactory electrical testing within the last 5 years)?

I should add that my tenants acknowledged receipt of the EIC when they started the original tenancy.

If anyone can answer this I would appreciate it.

You don't need to do anything with your SPT... at least in 2020. Double-check on 2021... but even then I kind of expect not, after a rewire and a certificate stating validity of 10 years (worth checking).
