I have tenants who have been great apart from the 13 animals they moved in to my property without my permission. The daughter is now pregnant once again and they are asking for GOOD references to allow them to move on to a bigger property. Their past landlord gave me a fantastic reference for them and obviously lied through his teeth. Had i known i would never have rented to them. My place is now in need of all new woodwork, flooring, carpets, and it stinks to high heaven. They have tried to hold me to ransom by saying that i will be stuck with them if i dont give a good reference. Today their agency called and i told him the truth about the animals. Did i do right.??..I only wish that i had been told before i allowed them to move in..Tenancy ends 19th Aug 2018 but i`m worried they will now give me shit..

Have you served notice on them? I know it can be tempting,but I think it is really wrong to give anyone a reference just to get them off your back.Some other poor sod will suffer as a result.They have ruined your house,you don't owe them anything.

You're a fool if you want them out.  References off current landlords are useless anyway because of thus.   The previous landlord divulges way better Intel.

My experience of referencing usually amounts to a few simple questions asked.

Did they look after the property?
Did they pay the rent in full and on time?
Would you rent to them again?

These can be "yes" or "no" answers, or you can refuse to give a reference... instead of providing a bad reference. For your own peace of mind and moral integrity you should, ideally, resist flinging the problem you have onto another person - another Human Being - another Landlord. It may be a real challenge to avoid the temptation.

You have brought up the animals aspect. From what you've divulged that was your main gripe anyway... so you can say you've played with a straight bat, I reckon. It's a sad fact of the world that the next Landlord may not be told exactly what you relayed to the Agent who called... after all, the Agent who called you just wants the tenancy.
